Services for Tenants

At Leinster Property Services, we do our utmost to find you the perfect property that suits your requirements and with the minimum of hassle.

We recommend you start looking for your new home as soon as you have decided you wish to move, as properties can go quickly. Tenancies are granted for a minimum term of 6 months, which may be renewed or can go onto a monthly tenancy, if the landlord is in agreement.

How we work


Viewings are arranged via calling our office or dropping in. Appointments can be arranged at times to suit you, including evenings and weekends, and you will be accompanied by a member of staff, who can give advice and answer any questions you may have.

Reserving the property

Once you have decided on a property, you will need to reserve it by paying a 'holding deposit' (aka 'reservation deposit'), usually equivalent to two weeks' rent and a minimum of £250. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded less our pre-agreed admin fee.

Application Form & References checks

Once you have fully filled in our application forms we can start the referencing and checks. As a minimum we will require satisfactory references from your employer (or college), a previous or current landlord and a credit reference report. We may also require a guarantor. In all instances you will have to pass our in-house checks. We may use an independent referencing company to obtain and evaluate these references.


Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account.


A security deposit of a minimum of one month's rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.


We charge a modest fee per applicant to cover administration, credit checks, deposit and Inventory costs. We regularly hear from our tenants that our fees are a fraction of the cost compared to our competitors.

The quickest way to do this is to download our application form and send it back to us (completed) by attaching it to the form below.

We can then search our database for suitable properties for you to view and and a member of staff will call you to arrange any viewings. If you are looking to move quickly it is always best to call our office.

If you are not in a rush, you can post or hand in your details. We can then log you into our system and contact you as soon as a suitable property becomes available.
